A Delaware statutory trust (DST) is a unique real estate investment method allowing multiple investors to buy fractional shares in large commercial properties, which would be challenging for individual investors to access alone. DSTs offer passive property ownership and diversification for those looking to sell appreciated real estate through a 1031 Exchange. These trusts, established in 1947, gained IRS approval in 2004, enabling investors to use them for 1031 Exchanges, potentially deferring taxes on property sales while benefiting from professional management.

DSTs 1031 Investments works with—not for—30 firms that offer DST investments covering a wide range of asset types, including multifamily, student housing, necessity-based retail (e.g., CVS, Walgreens, Walmart, Dollar General), self-storage and industrial properties. This means their focus is on making sure clients invest in the DST that is right for their investment goals and portfolio, versus haphazardly gathering up investors for a firm or offering.
