Are YOU confused about how to deal with tenants who want to live with their pet Pitbull (he or she said it is friendly…) or pet snake? Do you allow tenants to have a pet at your property? Ever faced a tenant who claims they have a support animal to circumvent your “no pets” policy at your property? When faced with dealing with the “pet vs. service animal” dilemma, often inadvertent mistakes can be very costly and time consuming.

- Emotional Support Animals (ESAs) versus “Pets” are a growing issue for housing providers and major area of confusion. Under the Fair Housing Act, it’s illegal to prohibit a resident from keeping an emotional support animal and you may not charge an extra deposit or rent. Pets may be handled differently. Do you know the difference? Airlines are now “cracking down,” but can you?
- Did YOU know…2024’s proposed Assembly Bill 2216, if passed, will restrict a landlord’s ability to prohibit common household pets?
During this webinar, we will cover the following:
- Do you need to use a pet addendum? Does the Apartment Association of Greater Los Angeles have a pet addendum for members?
- What is “in it” for me with respect to Assembly Bill 2216, the 2024 proposed bill that would make it nearly impossible to restrict pets?
- What do you do if your insurance policy restricts certain dog breeds or animal types?
- Requests for reasonable accommodation? What is that all about? Does that include service animals?
- What exactly is an “E.S.A.?” (Emotional Support Animal) – How is that different from an assistance animal?

- What if I have a no pet policy? What about renter’s insurance? Is that necessary when a tenant has a pet?

Patti “Widget” has nearly 25 years of experience as a regional property manager. Patti teaches a wide range of classes on property management topics; she is a keynote speaker on property management and housing issues and has published numerous articles for apartment associations. She also holds various certifications in the industry related to her field, such as a CA licensed Real Estate Broker, CCRM, lead based paint certified renovator from the EPA, Fair Housing and more.

Daniel Yukelson is the Executive Director of the Apartment Association of Greater Los Angeles (AAGLA). As Certified Public Accountant, Yukelson began his career at Ernst & Young, the global accounting firm, and had served in senior financial roles principally as Chief Financial Officer for various public, private and start-up companies. Prior to joining AAGLA, he served as the Chief Financial Officer for Oasis West Realty, the owner of the Beverly Hilton Hotel and Waldorf Astoria Beverly Hills where he was involved in the planning, construction and opening of the Waldorf Astoria. Prior to that, he was the Chief Financial Officer for 15-years of Premiere Radio Networks, the largest U.S. radio network. Yukelson also served as a Planning Commissioner for 6 years in the City of Beverly Hills.
