 When:                         Thursday, February 29, 2024, from 11:00 A.M. – 12:00 P.M. (Noon)

One of the unique things about Delaware Statutory Trust (DST) investments is they allow investors to include a variety of properties with different investment goals. For example, a DST portfolio can include properties that have flexibility to increase potential returns throughout the lifecycle of the asset depending on market conditions, and properties that are designed to deliver stable, reliable income over a long-term basis. Kay Properties’ Delaware Statutory Trust Senior Vice President Steve Haskell has coined this investment strategy, “The anchor and buoy” investment theory.

Join us and hear Steve describe exactly how the anchor and buoy theory works and exactly what property types are classified as anchor or buoy asset classes. He will also describe how the structure of Delaware Statutory Trusts allow investors to own a fractional interest in a variety of property types, creating the opportunity for to create greater diversification with anchor and buoy assets. This is another “must-view” webinar for any potential 1031 exchange investor discussing how to potentially build a crisis-resistant portfolio for Delaware Statutory Trust investors. This webinar will cover:

  • What is a “Anchor and Buoy” Investment Strategy? What is a “Buoy” Investment? What is an “Anchor” Investment?
  • How can DSTs combine both an anchor and buoy investment assets?
  • The Importance of an asset diversification strategy, or simply put, spreading money among different investments is a way to reduce risk.
  • Asset class rejection based on level of risk and potential reward. Understand various asset classes available for 1031 Exchange transactions.
  • The various real estate access points and finding the right investment property.
  • The significance of avoiding leverage, if possible.

Some of the ongoing topics to be covered during the webinar may include:

  • The 1031 Exchange process step by step.
  • Reasons why investors choose DST properties as their 1031 replacement property
  • Delaware Statutory Trust Sponsor Companies – In depth analysis and review of the many different DST sponsor companies in the 1031 DST industry that Kay Properties has raised capital for over the years.
  • The potential pros and cons of real estate, 1031 exchanges and DST properties
  • What to look for when considering a DST
  • Which DST properties and asset classes to completely avoid due to out of control risk factors and lack of prior performance
  • What kind of leverage is available in today’s DST marketplace
  • All cash/Debt Free DST properties – Available for 1031 exchange and direct cash investments for those investors not wanting the risk of lender foreclosure

A Delaware Statutory Trust is a legal entity sanctioned by the Internal Revenue Service that allows you to hold title in real estate - DSTs are considered “like-kind” property that allows you to defer capital gains taxes in a Section 1031 Exchange.

For some investors, a diversified portfolio is often equated with the stock market. However, more and more investors are turning to real estate as an alternative investment strategy to avoid Wall Street’s volatility while also achieving passive income potential, appreciation, and diversification. If you are planning to consider a 1031 Exchange transaction, often choosing a Delaware Statutory Trust or “DST” is the way to go as these real property investments can often provide solid and hassle-free returns, and in some cases, rescue your tax-free, 1031 Exchange while at the same time defer hundreds of thousands of dollars in capital gains taxes.

This is a basic to intermediate level discussion on the types of investments that are available to YOU, including making investments in all types of rental properties, both commercial and residential.  Come armed with all your Individual Retirement Account and 1031 Exchange related questions. Get the edge you deserve when it comes to understanding the power of wealth building tax-deferral and tax-exclusion strategies.
