Join us to hear a unique legal and regulatory perspective from an attorney who became a real estate investor and landlord.  Joining us for the first time ever, Attorney Chris Barker, a former litigation attorney turned landlord, gives us his unique perspective on the rental housing business and practical lessons he’s learned along the way.  Chris speaks from a standpoint of his years of practical experience in the rental housing business, and also relies on his many years in the courtroom to solve the many tenant issues that have come up along the way during his tenure as a mid-size rental property owner.

Join us live online for this latest webinar and Q&A session with a “hands-on” landlord and litigation attorney, Chris Barker.

Hear the unique perspective of a mid-sized rental property owners and how he has been able to leverage his past business experience and legal background to create practical solutions for a multitude of issues that have come up along the way.  Like you, Chris Barker has had to deal with non-paying, COVID-claiming renters who owe him money.  He has had to respond to and deal with a multitude of tenant issues over the past many years and has successfully solved these issues.

WEBINAR DISCUSSION TOPICS INCLUDE:

  • The practicalities of mortgage relief and various loan forbearance, deferment, or loan modification programs that are still available for borrowers impacted by COVID. Also, state and local programs that help borrowers with missed loan payments.
  • The status of the California rent assistance program, and how to take charge of existing applications by close monitoring, calling the hotline, and following up with tenants.
  • The morass of the moratoriums on evictions and rent freezes. Even judges are struggling to sort all this out.  Chris offers some “real world” tips on how to navigate the so-called “temporary” moratoriums that still exist 2 and a half years later.  Learn about tenant affirmative defenses and how Chris has been able to overcome them.
  • How credibility pays off. The moratoriums apply where the tenant did not pay rent, permitted unauthorized occupants or violated other lease terms because of COVID impacts.  Establishing credibility and forcing a tenant to prove their impacts can undermine a tenant’s defenses.  Learn how Chris prevailed.
  • The importance of maintaining good tenant relations. According to Chris, not all tenants are “bad apples,” and most tenants have continued to pay throughout the pandemic.  Hear Chris’ tips on the importance of maintaining a professional relationship and understanding with tenants and how doing so can go a long way.
  • When to waive late fees, accept partial payments, and how to best deal with latest extensions of the eviction and rent increase moratoriums by the County of Los Angeles and City of Los Angeles.
  • Need some advice on dealing with YOUR problem tenants? Chris may have some practical solutions for you.
  • Perspectives on the rental housing business and being a landlord based on hands-on experience.
  • And, much, much more…including Q&A to follow the presentation.
