Patti is Back!

What happens if your tenant dies and leaves behind their property, and there are no heirs to claim it? What is your responsibility when re-renting your unit after someone has passed away in that unit? Did you know that, depending on the circumstances, under California law, landlords must safely relocate and store a tenant’s property left behind, notify the former tenant and his or her contacts, and offer at least 18 days for the tenant to come and reclaim his property? Did you know that If a tenant dies during a lease term in California, the lease remains in effect and that the executor or administrator of the estate becomes the tenant for the remainder of the lease term? Also, in California, when a death occurs in a unit, as a landlord, you must disclose the death to any new prospective tenants for at least three years and in writing!

Once again, our leading multifamily industry expert, Patti Widget, the founder of Widget’s Way again, joins us for another amazing presentation that will help YOU to better understand the regulations and help you to better survive. During this webinar, Patti will help explain what you need to know when faced with dealing with a tenant’s abandoned property, who to contact, what steps to take and how to recover your money. She will also explain your rights and responsibilities if you have a tenant who dies while inside of your rental unit. PLEASE, join us for what will most certainly be an informative online seminar via ZOOM.

During the webinar, we will also cover the following:

  • How to know when a tenant has abandoned their rental unit and property? Understand the steps for determining abandonment.
  • Your responsibility to secure and store a tenant’s abandoned property under certain circumstances.
  • How does a tenant’s death impact the lease? When does the lease terminate following the death of a tenant?
  • Who is responsible for the rent after a tenant dies? What happens to a tenant’s property if no one comes to claim it right away?
  • Obligation to disclose a death inside of your rental unit to your tenant’s next of kin or contacts, and disclosure obligation to future tenants that may rent the unit.
  • And wait…there’s always so much more. YOUR questions will help lead the discussion. ASK Patti anything – she will address your questions for one full hour!

This will be a live, interactive, online learning session. Live Q&A will take place throughout the online seminar.
