Patti is Back!

The Tenant Protection Act of 2019, also known as Assembly Bill 1482, is the state law that imposes both Rent Control and Just Cause Eviction protections absent a local ordinance that provides these protections. Statewide rent control and tenant protections are generally applicable to most multifamily rental properties constructed more than fifteen years ago with few exceptions for duplexes where the owner is one of the occupants. In certain circumstances, the Tenant Protection Act applies to single-family residences owned by corporate owners.

State law under the Tenant Protection Act imposes annual limitations on rent increases, the payment of relocation fees, and just cause eviction rules for rental properties covered under it. Since its effective date on January 1, 2020, there have been certain proposed changes such as this year’s Senate Bill 567 that would expand the protections under the law’s just cause eviction rules.

Patti “Widget” has nearly 25 years of experience as a regional property manager. Daniel Yukelson is the Executive Director of the Apartment Association of Greater Los Angeles (AAGLA). As Certified Public Accountant, Yukelson began his career at Ernst & Young, the global accounting firm, and had served in senior financial roles principally as Chief Financial Officer for various public, private and start-up companies. Prior to joining AAGLA, he served as the Chief Financial Officer for Oasis West Realty, the owner of the Beverly Hilton Hotel and Waldorf Astoria Beverly Hills where he was involved in the planning, construction and opening of the Waldorf Astoria. Prior to that, he was the Chief Financial Officer for 15-years of Premiere Radio Networks, the largest U.S. radio network. Yukelson also served as a Planning Commissioner for 6 years in the City of Beverly Hills.
